2022 DESIGN & CONSTRUCTION GUIDELINES
Both Michaels Development Affordable and Michaels Student Living have launched their 2022 versions of Design & Construction Guidelines.
These documents outline Michaels general preferences for building products, finishes and materials to be utilized in new construction and preservation of affordable housing, and on-campus and off-campus projections on the student side.
They are meant to be used by the project teams as they propose new projects, review existing developments and implement capital improvements.
Affordable Guide
The 2022 Affordable Design & Construction Guidelines is an accumulation of information based upon experience developing and operating affordable, multifamily properties such as state housing finance agency design standards, HUD design standards, and HUD REAC requirements. This manual should be provided to every project architect, engineer, and general contractor as a guide for typical expectations, finishes and products. Deviations from the preferences outlined in this manual must be approved by appropriate Michaels Construction Services Staff.
Student Living Guide
The Design & Construction Guidelines for Michaels Student Living outlines Michaels Student Living general preferences for organizing projects, establishing design parameters, selecting building products, finishes and materials to be utilized in new construction and renovated projects. It is meant to be used by the development teams as they pursue new campus projects, review existing housing and implement capital improvements. It is an accumulation of information based upon experience developing and operating student housing on- campus under Public Private Partnerships (P3) and off-campus under a campus lease agreement or market-rate model. As well, it represents our experience with proven materials, building system performance, life cycle and capital replacement over years of development in all market sectors.
