Michaels, Virginia County and State Housing Officials Celebrate the Grand Opening of The Lodge at Autumn Willow

Michaels, Virginia County and State Housing Officials Celebrate the Grand Opening of The Lodge at Autumn Willow

New Amenity-Rich Affordable Housing Community offers 150 sustainable, affordable apartments for senior households.

 

Officials from the Fairfax County government, the Fairfax County Redevelopment and Housing Authority, and Virginia Housing gathered today with The Michaels Organization, to celebrate the grand opening of The Lodge at Autumn Willow. Located on previously vacant land on Autumn Willow Drive, the beautifully designed, sustainable community features  two buildings with rich amenities.  Lodge at Autumn Willow is inspired by the area’s natural wooded setting, while being close to nearby shopping, dining, recreation, and major transportation routes.

“We are grateful to all of the partners including the county and Virginia Housing for this support, and who helped bring this much needed, amenity-rich affordable housing to a prime location, while enjoying the natural beauty that surrounds this community,” said Jonathan Lubonski, Michaels’ Executive Vice President of Development. “We look forward to being part of this community for years to come,” he said.

Designed by the award-winning architects, KTGY, The Lodge at Autumn comprises 150 apartment homes,  in a mix of one- and two-bedrooms that will range from 696 to 1,163 square feet. Autumn Willow’s amenities will include a community room, library, and fitness center in addition to outdoor community spaces including a covered terrace, grilling stations, and onsite walkways that connect to Fairfax County Park trails. The community serves senior households with incomes between 30 to 60 percent of AMI, and is already fully occupied. 

 “Our mission at the FCRHA is to create affordable housing opportunities that promote inclusive and thriving communities. The Lodge at Autumn Willow is an example of a thriving community, nestled in a private, wooded area with park trails, walking paths, fitness studios and gathering areas that promote active living and socialization,” said Lenore Stanton, Chair, FCRHA, who was among the speakers at today’s ceremony.

Jeff McKay, Chairman of the Fairfax County Board of Supervisors, was also a featured speaker. 

“We need more housing for people across all income levels and generations. Affordable housing for older adults is an economic issue, as many working people are caring for aging parents with limited incomes. The Lodge at Autumn Willow offers that affordable option, while also contributing to our goal of 10,000 net new affordable homes by 2034,” McKay said.

Financing for the development includes private equity raised through the sale of Low Income Housing Tax Credits, allocated by Virginia Housing, which is also providing permanent loans for the project. The Virginia Department of Housing and Community Development contributed Housing Innovations in Energy Efficiency funding, National Housing Trust Funds, and Virginia Housing Trust Funds.  Autumn Willow also benefited from Blueprint Funds from the Fairfax County Redevelopment and Housing Authority. Berkadia invested in the tax credits and Truist provided $32.3 million in construction loans to the project.
