Brand-new mixed-use community recognized for its innovative approach to combining affordable senior housing with on-site healthcare.
Camden, NJ – September 26, 2025 – The Michaels Organization is proud to announce that Oliver Station, its newest transformative mixed-use community in Camden’s Whitman Park neighborhood, has been awarded the Governor’s Excellence in Housing Development Award. The award was presented during the Governor’s Conference on Housing and Economic Development at the Hall of Fame Award & Governor’s Excellence Awards Brunch on Wednesday, September 17.
The Governor’s Excellence Awards recognize innovative projects and organizations that reflect the missions of the New Jersey Department of Community Affairs (DCA), the New Jersey Redevelopment Authority (NJRA), the New Jersey Economic Development Authority (NJEDA), and the New Jersey Housing and Mortgage Finance Agency (NJHMFA). Michaels proudly served as the Networking Reception Sponsor of this year’s Governor’s Conference, alongside our longtime partner Urban Practice, who served as the Video Sponsor.
Oliver Station, which celebrated its grand opening last month, represents a groundbreaking model for affordable housing development by integrating affordable senior apartments with on-site healthcare services. The $24 million community features 47 affordable apartments for residents ages 55 and older and a 5,350-square-foot Virtua Health medical practice on the ground floor, along with walkable design, energy-efficient features, and a variety of community amenities. This pioneering approach addresses two essential community needs – safe, affordable housing and accessible healthcare – within a single, thoughtfully designed development.
Named in honor of Reverend Thomas Clement Oliver and Lieutenant Governor Sheila Oliver, Oliver Station embodies a commitment to history, health equity, and inclusive growth. The success of Oliver Station is the result of strong partnerships with the Michaels Organization as developer, builder, and property manager; Urban Practice as architect; Virtua Health as the healthcare partner and operator of the on-site medical practice; NJHMFA through its Hospital Partnership Subsidy Program; the City of Camden and Camden Redevelopment Agency as local government supporters; and Camden County, which contributed $1 million for site preparation.
“Oliver Station is a model for how housing and healthcare can come together to lift lives and strengthen communities,” said Nick Cangelosi, Regional Vice president of Development of The Michaels Organization. “We are deeply honored that Governor Murphy and our state partners have recognized this development as an example of innovation and impact in affordable housing.”
By transforming a long-vacant site into a vibrant hub for housing and healthcare, Oliver Station demonstrates Michaels’ ongoing commitment to creating communities that serve residents holistically and set a new standard for future development across New Jersey and beyond.
