2024 Design and Product Standards
The new Michaels standards for Affordable, Military, Attainable, Market Rate and Reno/Rehab were launched June 3rd with the updated student living Design & Construction Guidelines to follow shortly. These manuals cover the full scope of the project, from programming & design through to construction. Information about materials and products -many from Michaels preferred vendors, is also provided. They are meant to be used by each party involved in a project, whether proposing new communities, reviewing existing ones or implementing capital improvements.
Affordable, Military, Attainable, Market Rate and Reno/Rehab
The 2024 Design and Product Standards is a reboot of the construction guidelines developed by teammates over the years. Rather than focusing on just affordable, the manual now covers all market sectors except for student living, (this remains a separate manual due to the various intricacies of the student living sector). It encompasses an accumulation of information from developers, architects, construction, management and facilities and has been reviewed and vetted by numerous Michaels teammates. It also provides expected standards, protocols and procedures, preferred vendor information (from product to representative) and illustrative examples.

Student Living Guide
The Design & Construction Guidelines for Michaels Student Living outlines Michaels Student Living general preferences for organizing projects, establishing design parameters, selecting building products, finishes and materials to be utilized in new construction and renovated projects. It is meant to be used by the development teams as they pursue new campus projects, review existing housing and implement capital improvements. It is an accumulation of information based upon experience developing and operating student housing on- campus under Public Private Partnerships (P3) and off-campus under a campus lease agreement or market-rate model. As well, it represents our experience with proven materials, building system performance, life cycle and capital replacement over years of development in all market sectors.
